15 years ago we had a dream of turning a 20 acre (8ha) bare paddock into a beautiful lifestyle home and income property.
Today our 300 olive trees are producing some of the regions finest olive oil and the separate cottage beside our barn style home is a popular bed and breakfast retreat.

Ardgour Strawbale Bed & Breakfast
Location
The beautiful Ardgour Valley leads off Highway 8 behind the village of Tarras the gateway to the Central Lakes region, just 35 mins from Wanaka and 20 mins from Cromwell. Situated in this valley is a truly unique home resting on an olive covered slope and surrounded by snow-capped mountain ranges.
Floor Plan
The property is Strawbale, adobe plaster finish, with gambrel roof, soft rounded wall corners, deep window sills, feature wheel windows and a hand crafted feature fireplace.
It consists of – main house: 3 bedrooms, designer kitchen/dining room and lounge, with a mezzanine floor office and extra living area.

Kitchen
The timeless, country style kitchen opens onto the dining area and living room. The cupboards, pantry and bench tops are constructed from oak, with stainless steel sink, electric oven, gas hobs and good storage including a large pantry. Bi-fold windows open onto the back garden and BBQ area.

Upstairs First Floor

Designer iron balustrades on the stairway and balconies complement the tongue and groove oak flooring.
Living Room
The living area is open plan, fully carpeted with a feature wall behind the fireplace. The cathedral ceiling follows the ply roofline and the mezzanine balcony overlooks the room.
The living room features a unique hebel / jetmaster fireplace which is always a talking point. Behind the chimney, through an outside door is housed the diesel burner water and underfloor heating unit. The diesel burner has electric backup.

Various outbuildings include a 9x9 Versatile garage workshop and a sleepout.
Another Versatile garage which is fully lined, has a heat pump, internet and phone is ideal for a home business, studio or sleepout.

Construction
Strawbale construction is idea for the Central Otago climate. We enjoy some of the warmest and coolest temperatures in New Zealand along with a very low rainfall. Testing has shown the insulating performance of strawbale are twice to three times the performance of typical frame wall systems. This significantly reduces heating and cooling bills. By doubling as structure and insulation it is a sustainable material free of glues and toxins embedded in manufactured buildings. The design offers sweeping curves, rounded edges, deep macrocarpa window sills and built-in window seats. High ceilings with double fiberglass insulation, double glazing and diesel fired underfloor central heating complete the construction to make a cosy and comfortable home for all the family.
Rear Garden
The landscaped rear garden provides a relaxing sheltered area for BBQs or entertaining. Planted in flaxes, lavender and native hebes and a feature pond. The outdoor bath is an ideal place to relax with a bottle of wine as you gaze at the clear Central Otago night skies.
Bed and Breakfast Cottage
Adjacent but separate from the house is a two bedroom purpose built, strawbale cottage. Each unit has its own kitchen and ensuite bathroom. An connecting door can open the units into a large family unit. The rooms are fully equipped with quality beds, furniture and chattels. The units have regular occupancy providing a steady income. Alternatively the cottage could be used as additional bedrooms, granny cottage or holiday let.
Olive Grove and Land Use
300 olive trees now in full production produce in excess of 3 ton of olives with approx. 320 litres of extra virgin olive oil which is sold locally. The grove is a low maintenance crop and the oil is in high demand. We currently have two raspberry gardens producing a 6 to 7 week crop. This optional crop is sold at the local farmers market along with the olive oil.. Approx 50% of the land is being utilised, as it is a north facing section the hill behind the house would be excellent for a boutique vineyard or for stock. The large paddock would lend itself to either stock or crops such as flowers, bulbs or cherries. At the moment it houses our small flock of sheep which we are happy to leave with the property.
